Henry S. Miller Brokerage’s Tarrant County Team Arrange Packaged Deal for 14,000 SF Building in Fort Worth

DALLAS, TX - July 27, 2009 --  Henry S. Miller Brokerage’s team of office/industrial specialists, Jim Hazard, Vice President/Tarrant County Office Leader; associates Brett Heinen and Todd Hawpe, recently arranged the acquisition and lease of a 14,000 square foot industrial building in Fort Worth. The building, located on 5 acres at 13201 Harmon Road in Fort Worth, Texas, was acquired by a local investment group as an investment property with the stipulation that there be a tenant ready to lease the property immediately. The Henry S. Miller team packaged the transaction as such for their clients, bringing Ferguson Enterprises to the deal as the property tenant. Ferguson Enterprises, of Newport News, Virginia, will lease the property as a regional headquarters for their waterworks division. Ferguson is considered North America’s largest plumbing wholesaler and the industry’s second largest distributor of pipes, valves and fittings, waterworks and heating and cooling equipment. Ferguson’s lease includes substantial TI funds for property improvements, specifically to the 3.5 acre yard space behind the building which will be drastically improved to store Fergusons waterworks supplies and equipment. The building offers Ferguson 1,500 square feet auxiliary space, 4,000 square feet finished-out office and grade level loading. The transaction was handled solely by Henry S. Miller Brokerage, LLC associates; the seller, Best Texas Plumbing, and buyer, were represented by Jim Hazard and Todd Hawpe. Henry S. Miller Brokerage’s client, Best Texas Plumbing, is a local plumbing contractor specializing in repairs and remodeling; they have returned to their location at 4204 Garland Road in Haltom City.  The tenant, Ferguson Enterprises, was represented by Jim Hazard, Brett Heinen and Todd Hawpe.
