Barnes
& Noble Leases at
Preston
Royal
DALLAS,
TX - December 13, 2004 --
Barnes & Noble has leased 25,628 square feet
of retail space at Preston
Royal Village at the northwest corner of
Preston
Road
and
Royal
Lane
.
This space is the former Lester Melnick store and will
be completely renovated for Barnes & Noble and includes a
second story addition. This
is the largest single lease signed in the property since the
Miller family developed it in 1958. Henry S. Miller IV,
Vice President of the Retail Division of Henry S. Miller
Commercial handled the transaction in cooperation with Tony
Filley of Princeton Partners.

Preston
Royal
Village
has provided a premier retail shopping experience for
residents of north
Dallas
since 1958. Centrally located in
Dallas
and nestled in the Preston Hollow
neighborhood, one of
Dallas
' most preferred addresses,
Preston
Royal
Village
has 236,000 square feet of retail space and 11,600 square feet
of office spaces on 16 acres.
The northwest side of the center was developed by Henry S.
Miller and Trammell Crow in 1958. The architect was Harold
Berry and the Contractor was McFadden and Miller. They
originally named the property
Preston
Royal
Village
to distinguish it from the shopping center across the street.
In 1965, Miller and Crow acquired the northeast side,
developed by George Mixon, Sr. and the entire area become
known as
Preston
Royal
Shopping
Center
. The idea to revive the original name of "
Preston
Royal
Village
" came up in a merchant's meeting as a
"community-oriented" title which was more
descriptive of the entire center.
When
Preston
Royal
Village
opened,
North
Dallas
was not the shopping market it is today. There was only one
other
North
Dallas
retail strip north of
Northwest Highway
. By 1965, more than 60 outstanding stores, specialty shops,
and service establishments had joined together to serve the
people of North Dallas with one fully coordinated regional
type shopping center on both sides of Preston Road, north of
Royal Lane.
The space presently occupied by Blockbuster Video was
originally developed as a Theatre in 1958 by McLendon Theatre
chain, and was the first "Hard Top" theatre built in
Dallas
after WWII. The theatre was closed in 1995 and re-leased to
Blockbuster for one of their 1st
Dallas
area stores. In Tom Thumb the current deli location was
originally an ice cream store called "Sally B."
Through the years,
Preston
Royal
Village
has maintained a warm and friendly neighborhood atmosphere
while offering an excellent mix of service tenants, specialty
fashion and home design stores. It is an ideal neighborhood
resource for everything from grocery, banking, and post office
necessities to upscale fashion, beauty and restaurant
amenities.

is home to over 65 merchants, some long established, some new.
